100% erneuerbare Energieversorgung im sozialen Wohnbau – das Demonstrationsprojekt Käthe-Dorsch-Gasse

Projektbeschreibung

Die Schaffung von leistbarem Wohnraum versus der Umsetzung von Klimaschutz-Maßnahmen stellt insbesondere im sozialen Wohnbau ein ausgeprägtes Spannungsfeld dar. Im Projekt Käthe-Dorsch-Gasse, einem großvolumigen Wohnbau mit ca. 300 Wohneinheiten, errichtet vom Bauträger WBV-GPA – Wohnbauvereinigung für Privatangestellte, wird dieses Spannungsfeld proaktiv adressiert. Als übergeordnetes Ziel soll im Projekt „Sozial100%Erneuerbar“ eine 100 % erneuerbare (Vor-Ort) Wärme- und Kälteversorgung im sozialen Wohnbau bei Erreichung eines guten Wohnkomforts umgesetzt werden. Auf hohe Multiplizier- und Skalierbarkeit wird besonderer Wert gelegt.
Innovationsgehalte und angestrebte Ergebnisse:
Umsetzung, Monitoring und Optimierung eines Gesamtsystems der Wärme- und Kälteversorgung, das in dieser Kombination noch nicht umgesetzt wurde, insbesondere im sozialen Wohnbau. Dieses System besteht aus den folgenden Elementen:
 Geothermie mit Sondenfeldregeneration
 Wärme- und Kälteabgabe über Bauteilaktivierung
 Free Cooling
 Brauchwasserwärmerückgewinnung
 Photovoltaik-Anlage zur Deckung des Strombedarfs der haustechnischen Anlagen sowie des Allgemeinstrombedarfs.
Insbesondere Geothermie und Bauteilaktivierung wurden noch nie in dieser Größenordnung im sozialen Wohnbau umgesetzt. Das Projekt verfolgt das Ziel, diese Technologien im sozialen Wohnbau „salonfähig“ zu machen.
Bei der Sondenfeldregeneration erfolgt zur Erreichung einer ausgeglichenen Energiebilanz des Erdsondenfelds der Einsatz von:
1. Asphalt-Kollektoren; 2. auf dem Dach montierten (unverglasten) Flachkollektoren; 3. Abwärme aus der Kühlung der Wohnungen.
Asphalt-Kollektoren und unverglaste Sollarkollektoren sind als innovative und kostengünstige Lösungen für den sozialen Wohnbau von besonderem Interesse. Auf den Ergebnissen des Stadt der Zukunft-Projekts „Heat Harvest“ wird aufgebaut.
Nachdem in thermisch optimierten Gebäuden die Warmwasserbereitung der eigentliche Treiber für den Wärmebedarf ist, ist hier ein großer Bedarf nach multiplizerbaren Lösungen gegeben. Im Projekt soll ein System eingebaut werden, welches bisher im sozialen Wohnbau noch nicht umgesetzt wurde.
Das Projekt legt einen besonderen Schwerpunkt auf die Einbeziehung zukünftiger Bewohner*innen mit dem Anspruch, individuellen Komfort, eine hohe Lebensqualität, aber auch die Umsetzung klimarelevanter Energieversorgung für Bewohner*innen (er)lebbar zu machen.

Abstract

The creation of affordable housing versus the implementation of climate protection measures represents a pronounced area of tension, especially in social housing. In the project Käthe-Dorsch-Gasse, a large-volume residential building with approx. 300 residential units, built by the developer WBV-GPA - Wohnbauvereinigung für Privatangestellte, this tension is proactively addressed. The overall goal of the project "Sozial100%Erneuerbar" is to implement a 100% renewable (on-site) heating and cooling supply in social housing while achieving good living comfort. Special emphasis is put on high multiplicability and scalability.
Innovation contents and targeted results:
Implementation, monitoring and optimization of a system of heating and cooling supply, which has not been implemented in this combination before, especially in social housing. This system consists of the following elements:
 Geothermal energy with borehole field regeneration
 Heating and cooling via building component activation
 Free cooling
 Domestic water heat recovery
 Photovoltaic system to cover the electricity demand of the building services equipment as well as the general electricity demand.
Geothermal energy and building component activation in particular have never before been implemented on this scale in social housing. The project pursues the goal of making these technologies affordable and acceptable in social housing.
To achieve a proper energy balance of the borehole field, the following technologies are applied: 1. asphalt collectors; 2. roof-mounted (unglazed) flat-plate collectors; 3. waste heat from apartment cooling.
Asphalt collectors and unglazed flat-plate collectors are of particular interest as innovative and cost-effective solutions for social housing. This builds on the results of the „City of the Future“-project "Heat Harvest".
Since in thermally optimized buildings domestic hot water is the real driver of heat demand, there is a great need for multipliable solutions in this respect. In the project "Sozial100%Erneuerbar" a system is to be installed that has not yet been implemented in social housing.
The project places a special focus on the involvement of future residents with the aim of making individual comfort, a high quality of life, but also the implementation of climate-relevant energy supply „liveable“ for residents.
